Over the years, I’ve had the opportunity to work with a wide range of clients from first-time buyers to seasoned homeowners, investors, and clients transitioning through significant life changes. During the course of this experience, I have gained a broader perspective on the market and a deeper understanding of what it takes to consistently deliver results.
Here’s the secret: It’s not just about knowing the numbers, it’s about anticipating challenges, creating solutions before problems arise, and guiding each client with clarity and confidence from start to finish.

The value I offer my clients is to guide them through some of life’s biggest transitions with clarity, compassion, and confidence. To me, real estate has never been just about buying or selling a home. It’s almost always somebody’s story so it is about the people, memories, and life moments that are connected to the process.
Whether someone is growing their family, relocating, downsizing/upsizing, navigating divorce, or moving forward after loss, these transitions can feel emotional and overwhelming. That’s why I’m passionate about being more than just your real estate agent.

On a beach somewhere, working in the yard, music in the kitchen, family get-togethers, grandbaby cuddles, and happy chaos with two fur babies (Rylee & Henry) underfoot. Being “Nannie” to three sweet little humans is my favorite title of all… right alongside wife, mom, and flower lover.
I also LOVE exploring north Georgia areas and hope to visit all of the beautiful waterfalls we have here!

Market Reports:
Widest price range in the region. Milton sits at the extreme high end at $1.28M median (driven by luxury estate sales), while Gainesville is the most accessible entry point at $375K. A gap of nearly $1M across just a 60-mile corridor. Milton's appeal lies in its large-lot equestrian estates, top-rated schools, and a distinctly rural character that's rare this close to Atlanta. Gainesville, meanwhile, draws buyers with Lake Lanier access, a growing downtown, and some of the most affordable waterfront-adjacent living in North Georgia.
The mountain markets are diverging. Ellijay is showing the strongest price growth in the entire region (+10.3% YoY), fueled by the resort/cabin segment and its reputation as the "Apple Capital of Georgia," scenic Cartecay River corridors, and a thriving arts-and-food scene make it a magnet for second-home buyers and remote workers alike. Meanwhile, Jasper is the most buyer-friendly market with 84 days on market, a 92.9% sale-to-list ratio, and 67% of listings having cut their prices but buyers willing to be patient are rewarded with mountain views, a charming small-town square, and some of the lowest price-per-square-foot in the region.
North Fulton is holding strong but softening. Alpharetta and Roswell still command premium prices, but seller leverage is clearly declining. Fewer homes selling over ask, more price reductions, and growing inventory across both. Alpharetta's draw is its technology corridor (home to hundreds of Fortune 500 offices), walkable downtown Avalon, and consistently top-ranked schools. Roswell offers a different kind of premium: a historic mill district, the Chattahoochee River recreation corridor, and an established arts scene that attracts buyers who want suburban convenience with genuine character.
The Cherokee County story is consistent across all three markets. Canton, Woodstock, and Ball Ground have all seen prices pull back from 2024 peaks, inventory rise meaningfully, and buyers gain breathing room they haven't had in years yet well-priced homes in good condition are still moving relatively quickly. Canton is the most affordable of the three and the most dynamic for new construction, with 200+ active communities and a rapidly growing downtown along the Etowah River. Woodstock is the livability standout, regularly landing on national "best places to live" lists thanks to its walkable downtown, trail network, and strong Cherokee County schools. Ball Ground punches above its size with a small-town feel with above-average home values, high household incomes, and a tight-knit community that tends to hold its value even when broader markets soften.
